Once we are handling your short sale we communicate directly with you as to what is needed to satisfy the bank and time frames needing to be met.  As each situation is different, short sale approval times will vary, but you will be able to follow the short sale process and you will be kept abreast through regular emails on your files as developments occur.

• We work with you and your client in putting together the documentation required by the lender and submit a complete package to the lender
• We are your point of contact for your client’s lender in negotiations
• We negotiate with the homeowner's mortgage company in order to get them accepted in the short sale program
• We negotiate the short sale terms with the mortgage company in order to successfully close the transaction as a short sale
• We provide instructions needed for the seller's side of the transaction which are required by the lender
• We update the listing agent at a minimum  of  once a week so you can keep your client up to date and informed
• We work with the buyers agent and explain to them the process and work to minimize frustration
• We coordinate the lender's requests with the escrow agent

We are now offering our short sale facilitation and processing services to outside agents at a $595 cost to the agent (an additional $295 for 2nd mortgages).  We only earn money if you earn money.
