Once you have an executed contract to buy or sell, sit back and let us do all the work. Our transaction coordinators are trained professionals with years of real estate experience. We will ensure that all aspects of the contract are met by working hand in hand with the title company., the lender, the home inspector, the pest inspector, the buyer, the seller and of course the agent(s) representing the transaction. Buyer Side Transaction Coordinator
- Review contract to ensure that it is complete.
- Call Escrow company to open escrow, order Prelim, NHD, HOA docs/resale cert (if applicable) and Home Warranty.
- Contact Lender, Buyer, and Listing agent for introduction, give escrow info, and ensure all have a copy of the contract.
- Coordinate with the seller and listing agent to Schedule Home inspection.
- Ensure that all parties have copy of home inspection, coordinate request for repairs if necessary.
- Confirm that pest inspection has been completed and if applicable that section one clearance has been obtained and that all parties have copies.
- Receive and review sellers signed disclosures, distribute to buyers for signatures, once disclosures are fully executed, all parties receive signed copies for their records.
- Confirm lender has ordered appraisal within the appropriate time line per the contract.
- Have buyers sign contingency release per contract deadlines.
- Confirm HOA information has been obtained and received by title co (if applicable).
- If applicable, confirm that repairs have been made by seller and forward info to buyer’s agent.
- Get all utility info from seller and forward to buyer’s agent.
- Schedule Buyers signing with the title company.
- Find out about cleaning intensions with seller and/or listing agent.
- Request preliminary HUD along with amount needed for closing and wiring instructions.
- Remind buyer to bring driver’s license and checkbook to closing.
- Schedule final walk through, ensure verification of property condition is signed by buyers and all parties receive copy.
- Thank you card and gift sent to buyer (extra fee)
Seller Side Transaction Coordinator
- Review contract to ensure that it is complete.
- Call Escrow company to open escrow, order Prelim, NHD, HOA docs/resale cert (if applicable) and Home Warranty.
- Contact Lender, Seller, and Buyers agent for introduction, give escrow info, and ensure all have a copy of the contract.
- Coordinate with the seller and Buyers agent to Schedule Home inspection.
- Ensure that all parties have copy of home inspection, coordinate request for repairs if necessary.
- Order pest inspection and if applicable obtain bids and or schedule work for section one clearance.
- Ensure all parties receive copy of pest inspection and clearance.
Prepare and deliver all required disclosures to seller, ensure disclosures are complete, distribute to buyers agent for signatures, once disclosures are fully executed, distribute to all parties. - Confirm lender has ordered appraisal, coordinate time for appraisal with seller.
- Request contingency removals from buyers agent per contract deadlines.
- Confirm HOA information has been obtained and received by title co. (if applicable).
- If applicable, send confirmation of repairs to buyer’s agent.
- Get all utility info from seller and forward to buyer’s agent.
- Schedule sellers signing with the title company.
- Find out about cleaning intensions with seller, forward information to buyers agent.
- Request preliminary HUD.
- Remind Seller to bring driver’s license and bank information if seller is receiving any funds from transaction.
- Coordinate the final walk through with seller and buyers agent, ensure verification of property condition is signed by buyers and all parties receive copy.
- Obtain Sellers new Mailing address.
- Order sign down and remove lockbox.
- Thank you card and gift sent to Seller (extra fee).
